The Strong Demand For Apartment Living

As San Antonio continues to outpace the national average, multifamily investors prepare to keep up with the housing demand. According to new reports, the Alamo City will need 53,000 new apartments by 2030 and many of those new apartments have already begun to pop up.  

In the past year, San Antonio added 6,000 new apartments, many of which fall in the far northwest and far west areas of town. Construction in central San Antonio also remains hot with 1,800 new units currently undergoing construction. Even as the rent rate continues to climb, as much as 4.5% increase, vacancy in the 2nd quarter fell in Class C apartments but rose in Class A apartments.

The experts compiled data from the 2010-2016 census and ranked the largest 30 cities that had 50 or more apartment complexes.  San Antonio’s Northwest neighborhood took the 18th spot on that list with a total of 2,785 units. Only 17 neighborhoods gained more inventory and 3 other San Antonio neighborhoods made it in the top 40 list.

The Apartment Industry Is Exceeding Capacity

Will San Antonio's Housing Market Break Record Sales In 2017?

Last month was only the third month since 2011 that the Alamo City recorded a decline in home sales, according to the San Antonio Board of Realtors.

With only 2,427 homes sold last month, San Antonio home sales experienced a 2.2% decline indicating that San Antonio’s seller’s market has hit a slight speed bump. Not to worry, with the busy summer buying season just around the corner the housing market in San Antonio could still be on track to break record sales in 2017.

8,592 homes have been sold to-date, which is up 2.2% from this time in 2016. The median home price in the Alamo City has also surged by 8.4% to one of the highest priced increases over the past few years. San Antonio is still very fortunate to have a steady housing market.

San Antonio Homes Are Not In Short Supply

Across the country potential homeowners are finding themselves with fewer options and higher price ranges. Today nationwide home values are on the rise and inventory is down, except for in Texas markets.

According to the national housing experts at Zillow, there are 3% fewer homes on the market today than one year ago and home values have risen 6%. Rent rates have followed the upward trend and risen on the average 1%. Texas, however, is the only state experiencing a rise in home inventory and also home values. In San Antonio, there are 16.4% more homes on the market and they are worth 6% more than they were this time last year. With less inventory to choose from, it will make for a very competitive shopping season in most states except for Texas.
